When does a driveway need sealcoating?
Sealcoating protects and refreshes a paved surface, but it is not always the right next step. Here is how to tell where your driveway stands.
Signs it may be time
- The surface looks faded, gray, or worn instead of dark and even.
- Small hairline cracks are starting to show.
- The texture feels rough and weathered.
- Water soaks straight in rather than beading on the surface.
What sealcoating does — and does not do
Sealcoating adds a protective layer that guards the pavement against weather and everyday wear and leaves a clean, finished appearance. Small cracks are filled as preparation before sealing. It does not fix base failure or large structural damage — a surface that is breaking apart needs an assessment first, and sealing alone may not be the right fix.
How often it is usually planned
Sealcoating is often planned about every 2 to 3 years. Treat that as a planning range, not a fixed schedule: the right timing depends on the surface, the weather it faces, and how much wear it gets.

Common questions
How often is sealcoating usually planned?
About every 2 to 3 years, as a planning range — the right timing depends on the surface, weather, and wear.
Does sealcoating fix cracks or base damage?
No. It is a protective layer, not a structural repair. Small cracks are filled as preparation, but large damage needs an assessment first.
