Common questions
How often should a driveway be sealed?
There is no single schedule that fits every driveway. How often sealing is needed depends on traffic, weather, and the condition of the surface. When the finish looks faded or worn, or small cracks start to show, it is time to ask for an assessment — send a photo quote and we will look at your surface.
How long does sealcoating last?
It depends on traffic, weather, and how well the surface was prepared. A surface that is cleaned and has its cracks filled first holds its finish longer than one sealed over dirt and unrepaired cracks. We do not promise a set lifespan — the condition of your pavement decides it.
What drives the cost of a sealcoating job?
The main drivers are the size of the area, the condition of the surface, the number and size of cracks that need filling, and the preparation work required before sealing. That is why we ask for photos and the approximate size with every quote request — it lets us price the actual job, not a guess.
When is the best time of year for sealcoating?
Sealcoating needs dry weather and warmth to cure, so the work happens in the warmer months. If the surface is wet or the weather is cold, the coating cannot set properly, so we schedule around conditions that let it cure.
What is the difference between crack filling and sealcoating?
Crack filling targets individual cracks in the pavement, sealing each one so water cannot get in and make it worse. Sealcoating coats the whole surface, protecting it and giving it a clean, finished appearance. Crack filling often comes first, as preparation before the sealcoat goes on.
Do you handle driveways and parking lots?
Yes. Driveways and parking lots get the same core treatment — cleaning, crack filling, and sealing. Parking lots are larger jobs that take longer and need planning around how the lot is used, so tell us the approximate size when you request a quote.
